Big news! For the first time since August I have started a new position. And not just one but two of them! I'm talking about Abbott Laboratories (ABT) and Archer-Daniels Midland Co (ADM). Then I nibbled a little bit more Cisco Systems Inc (CSCO). But I have also sold all my shares at one company: ConocoPhillips (COP).

After closing out my position in BioMed Realty (BMR) I had some capital without work. My portfolio consists of several small positions, so I thought that more than opening a new position I should add to my existing positions. And that's exactly what I did here. So I bought more Emerson Electric (EMR), Gilead Sciences (GILD), Norfolk Southern Corporation (NSC), Omega Healthcare Investors (OHI), ONEOK Inc (OKE) and Unilever N.V. (UN).

Recent Sale - BMR

October 8 the news told that one of the companies in my portfolio is going to be bought out. To be precise BioMed Realty Trust (BMR) will be acquired by Blackstone Real Estate Partners VIII (BX).  In a pure cash deal BX will pay $23.75 per BMR share, and the price jumped close to that when this info came out. The deal is still waiting for approval from BMR stockholders, but I expect it to be approved and sold my shares in the company.

Recent Buy - CSCO

So, this week investors were holding breath waiting for that Fed rate decision. I was afraid that keeping rates would lead to a huge rally on the markets. Well, luckily that didn't happen. So far Mr. Market's respond looks more like a decline. It's easier to make purchase decisions in this kind of environment. I had a few bucks on my brokerage account which I used to buy Cisco Systems Inc (CSCO).

Dividend Income - August 2015


Ok, I must admit that the image here exaggerates, but it was a very good month nevertheless. Second month of a quarter, August has been a middle month for me. Bigger than July but smaller than September. Last year I ended up with $71.82. This year one of my Nordic investments, Metso, arranged a big surprise. Usually Nordic companies pay annual dividends during spring, but now Metso paid extra dividend in August.

Recent Buy

What a nice dip on the stock markets this week. I like that S&P 500 sitting at 19xx a whole lot more than 21xx. Unfortunately I didn't have much capital to take advantage of this correction. So here it is, short and sweet: added to my position in Deere & Co (DE).

Dividend Income - July 2015

The month of July is over guys, and it's time to check how much dividends I received! July has been traditionally a slow month (July 2014 brought in just $56,39) for me, but now I was able to raise the bar quite a bit. Barely missed $100 mark, but percentage increase from last year was very decent, if I may say so.

What a business week! Greece's endless debt negotiations, market crash in China, trading halt at NYSE! Crazy stuff. Still I was just doing my normal thing: buying stocks. Unfortunately I had to make a sale too. I noticed that one of my holdings is not quite doing its job any more. Thus I sold my position in Chambers Street Properties(CSG). On the buy side, I added to my position in Omega Healthcare Investors (OHI), Norfolk Southern Corporation (NSC), AT&T (T), Realty Income (O) and Emerson Electric (EMR).

But also I closed out one position: Pengrowth Energy.

Dividend Income - June 2015

Guess what? Yes, time to report dividends! Last June dividend (from Eversource Energy) arrived in my brokerage account just yesterday, so now everything is clear and we can dive into the numbers.

The most essential comparison month will be naturally June 2014, and boy, that was a tough nut to crack! That was my record month back then, and I had a couple of high yielders which are no longer in my portfolio. Additionally, I haven't been buying stocks in late 2014 and early 2015 as much as I could have, and probably should have. But anyways, let's see how much dividends I was able to "hoover".

Shopping List for July 2015

The month is about to change soon, and that means it's time to buy some stocks again. I will list my ideas for July here. I will probably end up buying most of them, but not all. The ex-dates for July dividends are pretty much past already, so the focus will be on securing August dividends.

For every stock I will write a desired purchase price. Meaning that I will be willing to pull the trigger at that price, or below. If I feel that a stock is overvalued, then I hope that I can get a small discount compared to the current price. Respectively, if I feel that a company is fairly- or undervalued I have no problem to pay current price, or even a bit more. But this is far from exact science. What also affects is how badly I want to buy that specific stock right now.

Of course July will begin very soon and I'm going to start buying from day 1. Therefore I can't expect big fluctuations in stock prices at this period, one way or other. Anyways, let's see what I have on my shopping list.

Recent Buy


We are over halfway through June, and dividends have been dropping nicely to my brokerage account this month. I found a few loose bucks there and decided to put them to work.

On June 17 I purchased 3 shares of W.P. Carey Inc.(WPC) @ 61.37 per share (Incl. fees).

Business summary From Yahoo! Finance:
"W. P. Carey Inc. is an independent equity real estate investment trust. The firm also provides long-term sale-leaseback and build-to-suit financing for companies. It invests in the real estate markets across the globe. The firm primarily invests in commercial properties that are generally triple-net leased to single corporate tenants including office, warehouse, industrial, logistics, retail, hotel, R&D, and self-storage properties. W. P. Carey Inc. was founded in 1973 and is based in New York City with an additional office in Dallas, Texas."

I initiated position in WPC early June, and now I was able to average down my cost basis a tad. With yield hovering above 6 and P/FFO below 15 this REIT is hard to resist. Quite a few DG bloggers have been on the firm this month: Dividend Mantra, Financial Freedom, Average Dividend Yield, My Dividend Pipeline, Dividend Hawk and yet who else? So, I think that I'm not in a bad company here.

WPC seems to be a decent dividend machine. Just yesterday the company declared quarterly cash dividend of $0.9540 payable on July 15 to stockholders of record as of June 30. I assume ex-dividend date to be June 26. This marks 57th consecutive quarterly dividend increase. I mean, what!? 57th and quarterly! This goes already beyond my math skills, but is this some kind of record? Surely this last increase from $0.9525 is tiny, but think about that consistency and history.

With my staggering 9 WPC shares I should receive $8.59 cash deposit in July. Hence forward 12-month dividends show $34,34. Not too shabby for $555 investment. Anyways, now I just hope that the stock price does not skyrocket, so that I will be able to add to my position more shares in coming months.

Looking back the first week of June, it looks like I have started the month at full throttle. I don't have a crystal ball. I don't know which direction the market is heading. Therefore my strategy is to buy stocks when I have capital. Strategy this simple can't possibly work. Or could it?

Dividend Income - May 2015

Hello everybody! It's Dividend Lord's first post. And what would be better start than dividend income report. To keep things straightforward and comparable I report my income before taxes. So, the numbers are a bit "too good", but I thought it's better this way.

Dividend income for May shows $103,87. This is 25,2% increase from last year's May. Certainly I would like to see bigger year over year increase, but I think this is acceptable since I didn't buy stocks very heavily in late 2014 and early 2015. Anyhow, I'm trying to accelerate things going forward. And still, this was the first time when I busted $100 mark for month II (second month of a quarter).

And one more thing. English is not my native language. So please give mercy:)
